Right now, our Standard plan is 8.5% of monthly rent and our Premium plan is 10.5%. Both plans include the same services, and the difference is in the smaller fees. Premium has lower leasing, renewal, make-ready, and eviction coordination fees, and it includes maintenance coordination, account setup, and our asset protection program, which are added costs on Standard. Standard can cost less when a long-term tenant is already in place, and Premium can cost less when a property needs a new tenant or a lot of repairs. Our pricing page lists every fee side by side, and we’re happy to run the numbers for your home on a call.

Every applicant goes through a background check, income and employment verification, and a look at rental history and references. We’re looking for someone who pays on time and takes care of your home, not just the first person who applies.

Our average has been about 21 days, though that number moves around a bit depending on the time of year. If a property is sitting longer than that, it usually means the price needs a second look, and we’ll tell you that directly instead of just leaving it listed.

We process owner payments on the 10th of each month, unless this falls on a holiday or a Sunday. Then, we process the payment on the next business day. It usually takes 2-3 business days for the payment to hit your bank account.

Our agreement runs for 12 months and then continues month to month.

We have a maintenance team answering calls 24 hours a day, every day, not just during business hours. They’re trained to tell the difference between something that needs to be fixed right now and something that can wait. If it’s a real emergency, we get someone out to stop the immediate problem that night, then bring in the right vendor over the next few days to finish the repair. If it’s not an emergency, we get a vendor out the next morning and make sure it gets handled without you having to follow up on it.

You’ll get a full financial statement every month, and we’ll reach out anytime something needs your attention, a repair, a lease renewal, a tenant issue. On top of that, if you reach out to us, however you do it, we get back to you the same way within 24 hours. If you call, we call you back. You’re never left waiting to hear where things stand.

Yes, we manage single-family homes in Sandy, Draper, South Jordan, Murray, Midvale, West Jordan, Millcreek, and Salt Lake City. Outside of these areas, call us, and we'll tell you honestly whether we can take on your property.

Yes. We’ll add your contractor to your property profile as a preferred vendor and use them first. If they’re not available to get the repair done in a reasonable amount of time, we’ll bring in one of our other trusted vendors so the issue doesn’t sit unresolved.

Yes. We charge a leasing fee when we place a new tenant and a renewal fee when a tenant stays, and a few services, like 3-D marketing and make-ready coordination, have set fees. Premium’s per-service fees are lower than Standard’s. The pricing page lists every one.

We use an attorney to handle evictions. Costs usually run between $2,000 and $3,500, depending on whether the tenant contests it. Both plans include SureVestor’s eviction guarantee, which covers those costs. On Standard, it comes through our $25 per month asset protection program, and on Premium it’s already included.

No. We manage long-term rentals only, not short-term or vacation rentals.
