Already have renter's insurance? Tenants opting to carry their own insurance should upload their documents to SecondNature and their RBP will be adjusted accordingly.

Policy is purchased from an A-rated carrier
Policy meets or exceeds the required $100,000 in property damage and legal liability
Mountain Heights Property Management is listed as additional interest

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25 and agrees to be subsequently enroll in a SecondNature policy in accordance with the Renter Benefit Package addendum.

What does second nature's renters insurance policy cover?

Second Nature Insurance Services provides an insurance program with $100K or $300K master liability policy per property. The policy covers the following perils:

- Fire, water backup of sewer, drain, or sump, explosion, smoke
- Expanded: falling objects, overflow of appliances, freezing pipes, loss of rental income, collapse
- Additional: pet damage, bed bug remediation, mold remediation
- Personal liability: slips, falls, etc.
- Dog Bite liability: ($25K per occurrence)
- $10K contents coverage: fire/lightning, water, wind/hail, explosion, smoke, burglary
