* NOTICE TO ALL RESIDENTS & APPLICANTS: Everyone must complete the screening process. This is not only for pet and animal owners but also for residents and applicants that DO NOT own a pet or animal.
At Mountain Heights Property Management, we strive to help ensure mutual accountability and responsibility for the benefit of all our residents and tenants. It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. This also includes residents and tenants that do not own a pet or animal.
We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. To start, please select one of the three options below that best describes you:

No Pets or animals

This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

Household Pets

This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets.

Assistance Animals

This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

Pet & Animal Policy

Pets:

Not every one of our rentals allows pets. This decision is made by the owner of the property. If you have a pet and would like to rent one of our homes, please check the listing details or give us a call.

For homes that do allow pets, an additional security deposit will be required. This is generally between $500-$1000. Also, each pet will incur an additional rent of $50/pet.

Tenants with pets MUST complete the pet screening at https://resident.ourpetpolicy.com/signup. When prompted, use our property code: YC1TXC.

Pet owners are responsible for their pets safety and security. They are responsible for any damage caused by their pet. They are responsible to cleanup after their pet on the property and in the yard.

Tenants MUST receive written approval prior to allowing ANY animal on the property! This includes a pet or animal that accompanies any family or friend to the property.

Tenant is responsible for providing insurance coverage for their pet.

Assistant/Service Animals:

Special documentation is required and the tenant must disclose the animal AND get prior written permission before they add an assistance animal to the lease. Tenant must complete a pet profile at https://resident.ourpetpolicy.com/signup. When prompted, use our property code: YC1TXC.

Obligations of the Tenant: The tenant agrees to take reasonable steps to control and care for their animal at all times. They further agree to prevent and report any signs of animal damage within two days. Notification shall constitute Tenant's permission for the Landlord to enter the unit to inspect the damage.

Tenant agrees to keep the home in a clean and debris free condition and to remove all feces in a timely manner. Tenant agrees to pay for any treatments to the home (including carpet cleaning, tick or flea remediation) that are required as a result of their animal living on the premises.

Tenant is fully liable for all behaviors of their animal and may be evicted as a result of any activity involving their animal. The tenant agrees to contain the animal while the Landlord or its Landlords are on the premises for any work that needs to be completed on the premises, when the property is being shown, or for any other reason that permits the Landlord access to the premises.

Tenant agrees to comply with all state, city, federal, or other governmental entity rules, laws, or regulations that govern animals including but not limited to registration, licensing, and limitation on the type or number of animals allowed in these premises. The tenant agrees to keep all animals, other than dogs and cats, in appropriate cages at all times.

Removal of Animal/Medical Care: Tenant agrees to properly care for their animals and remove them when their lease ends. If the Tenant fails to promptly remove the animal within 24 hours of the termination of the lease and return of possession (through any legal means), the Tenant agrees that the Landlord shall have the right to remove the animal and make alternative arrangements for that animal’s care at the Tenant’s sole expense.

If the Landlord determines that the animal must be removed because of behaviors involving that animal, the Tenant agrees that they will remove that animal immediately if the incident involves a health or safety concern, and not later than 10 days if there is any other reason to require the removal of the animal.

The Tenant agrees that the Landlord may enter the property without notice to the Tenant if they reasonably believe the animal is in distress, injured, and in need of medical care or abandoned. If the animal is determined to need medical care, the Landlord may remove the animal immediately and seek medical attention.

The Tenant is liable for any and all medical costs or costs to board said animal. The Tenant releases the Landlord from any liability or harm created by or caused to the animal in meeting these stated obligations unless said actions by the Landlord are deliberate and intentionally cause harm to the animal. The decision of the Landlord to enter and remove the animal or seek medical care is at the Landlord’s sole discretion.

Insurance: The Tenant acknowledges that the Owner is not an insurer of the tenant's property and is required to have insurance to cover any losses or liability that may result from the actions of the animal. Furthermore, the Tenant agrees to indemnify and hold harmless the Owner and its Landlords from any claims, including attorney fees, which the Tenant may incur as a result of the negligent or intentional acts of the Tenant’s animal.

WARNING: Providing false or misleading information about the animal or any other violation of this addendum is a material violation of the Lease and may result in legal action.
